Certified Residential Appraiser.

Appraisers holding a valid trainee license must satisfactorily complete at least 200 classroom hours of appraisal qualifying education (the 100 hours of registered trainee education plus an addition 100 hours). The following courses satisfy the additional 100-hour requirement. Note: Whichever course is used as the 15-hour elective in the registered trainee education (such as QE 203) would not be repeated or used to meet the additional 100-hour minimum requirement.

  • QE 201 - Residential Market Analysis and Highest and Best Use (15 hours)
  • QE 202 - Residential Sales Comparison and Income Approaches (30 hours)
  • QE 203 - Residential Site Valuation and Cost Approach (15 hours)
  • QE 204 - Residential Report Writing (15 hours)
  • QE 205 - Statistics, Modeling, and Finance (15 hours)
  • QE 206 - Advanced Residential Applications and Case Studies (15 hours)
  • QE 207 - Mastering Unique and Complex Property Appraisal (20 hours)

QE 201 - Residential Market Analysis and Highest and Best Use (15 hours) $245
This course covers an introduction to market analysis, defining the market, analyzing the market, drawing conclusions from the market, highest and best use, land use restrictions, economic considerations, and final highest and best use analysis.

QE 202 - Residential Sales Comparison and Income Approaches (30 hours) $295
This course covers valuation and sales comparison, assembling and verifying the data, selecting comparable sales, adjusting comparable sales, final sales comparison analysis, the income approach to appraisal, investor considerations, income capitalization, additional income approaches, and final income approach analysis.

QE 203 - Residential Site Valuation and Cost Approach (15 hours) $245
This course covers basic concepts of land and value, data collection and analysis, site valuation, reasons for separate site valuation, the cost approach to appraisal, calculating costs, figuring depreciation. and final cost approach analysis. (Do NOT take this course again if it was used as qualifying education for registered trainee appraiser.)

QE 204 - Residential Report Writing (15 hours) $245
This course covers reporting appraisal conclusions, sales comparison for the URAR, cost and income approaches for the URAR, reconciliation, certification, and addenda, drive-by appraisals, update appraisals, review appraisals, and other appraisal reports.

QE 205 - Statistics, Modeling, and Finance (15 hours) $245
This course covers what-why-when, the measurement of central tendency, gathering data and checking dispersion, using sample data to draw conclusions, theory of regression modeling, practical application and case studies in statistical analysis, introduction to real estate finance, types of loans, compound interest: the six functions of a dollar, financing terms analysis, and skill building: finance.

QE 206 - Advanced Residential Applications and Case Studies (15 hours) $295
This course covers recognizing the challenging assignment, should I be here ... and what if I decide to stay, foundational concepts and principles, value conclusions, reconciliation, and reporting, over improved residential property, ownership of a physical segment of a common property, and adjusting for market conditions and location. Several case studies are presented. (approval pending)

QE 207 - Mastering Unique and Complex Property Appraisal (20 hours) $345
This course covers complex symptoms, appraising complex sites, appraising unique and complex residential properties, appraising historic residences - historical or just an old house, and appraising mixed-use and small commercial properties. Several case studies are presented. (approval pending)

Summary of Requirements (Certified Residential Appraiser)

  • Appraisal education - successfully complete a total of 200 hours of appraisal qualifying education
  • College education - have an "associate" degree or higher OR successfully complete at least 21 semester credit hours in specific subject matter areas
  • Appraisal experience - 2,500 hours during no fewer than 24 months AND have a minimum of 150 appraisal reports on the experience log
  • State examination - successfully complete the national exam AND the Florida supplemental examination
  • NOTE: While the above can not be completed in less than 2 years, there is NO maximum amount of time (you may take as much time as your need to accomplish these requirements)
