This 45-hour course is designed to be a practical "nuts-and-bolts, how-to" course for a real estate sales associate. Selected topics include the law of agency, misrepresentation in real estate, appraising real property, competitive market analysis, obtaining listings, preparing and making listing presentations, marketing a listing, preparing real estate contracts, FHA, VA, and conventional financing, and closing real estate transactions. The purpose of this course is to prepare you for the procedures and analysis involved in performing the Sales Comparison Approach in an appraisal assignment. Specifically, this course will provide a complete review of the Sales Comparison Approach, first defining the concept and key terms and then going into the exam procedure. Comparable sales will be discussed as well as the rules for making adjustments to comps and determining adjustment values. Through a variety of sample sales comparison activities, you will be able to apply your knowledge of the Sales Comparison Approach. Finally, we will discuss the differences between sales comparison appraisal and competitive market analysis. The tuition is $89.

 

Residential Cost Approach
Hours: 7

The purpose of this course is to expose you to the procedures and analysis involved in developing the Cost Approach in a residential appraisal assignment. Specifically, this course will provide a complete review of the Cost Approach to value, first defining concepts and key terms, and then going into exact procedures involved. Site valuation, a key component of the Cost Approach, will be explained in detail, as well as use of various methods available to calculate "cost new" of the improvements. Through a variety of examples and activities you will be able to apply your knowledge of the Cost Approach. Finally, we will discuss the reconciliation of the Cost Approach estimate of value with the other approaches. The tuition is $89.

 

Income Approach: An Overview

The purpose of this course is to show you the procedures and analysis involved in performing the Income Approach in an appraisal assignment. Specifically, this course will provide a complete review of the Income Approach, first defining the concept and key terms and then detailing the exact procedures involved. Collecting and analyzing income and expenses data will be discussed in detail. Through a variety of examples and case studies, you will be able to apply your knowledge of the Income Approach. Introduction to Commercial Appraisal
Hours: 3


The purpose of this course is to provide the reader with a better understanding of the valuation process relative to commercial properties. The course is written from the perspective of the real estate appraiser and assumes a certain basic understanding of real estate appraisal. The first sections will deal with basic appraisal concepts as they pertain to a commercial appraisal. The later sections of the course will focus on topics more specific to income properties. This course will be helpful if you have some practical experience appraising residential property and are considering offering commercial appraisals to your clients. You will find this course useful if you want to have a better understanding of commercial properties from the valuation standpoint in order to more effectively assist your clients to buy or sell commercial properties. The course will broaden your understanding of the format, USPAP requirements, and the thought process of the commercial appraisal, especially if you are involved in commercial lending. As such, this course is intended for appraisers, brokers, lending officers, and to some extent those investors who may be contemplating making larger investments in real estate. The tuition is $59.

 

Florida Real Estate Appraisal Laws & Rules
Hours: 3

This course is offered for the express purpose of meeting the continuing education requirements of real estate appraisers in Florida. This course, which includes Florida Statutes and Florida Administrative Code, fulfills the three-hour state requirement for appraisal continuing education. The tuition is $59.

 

FHA & VA Appraisal Basics
Hours: 7

This course provides you with an understanding of the historical and present need for FHA and VA programs. It focuses on current FHA appraisal requirements effective January 1, 2006 including inspection and reporting requirements. You will also learn how to get placed on FHA rosters and the essential information needed to complete the FHA appraiser application. The tuition is $89.

 



Florida Supervisor/Trainee Roles and Relationships
Hours: 3

The Florida Supervisor/Trainee Roles and Relationships course specifically addresses Florida's requirements that relate to supervisory appraisers and registered appraisal trainees. You'll learn about the updates and pertinent details of Chapter 475, Part II, of the Florida Statutes as well as the impact of Senate Bill 466. Specific parts of the Florida Administrative Code relating to appraisers are also discussed. This course will enable you to understand of the requirements for the display and disclosure of the appraiser's license, certification number, and registration. You'll also learn about signature requirements for appraisal reports and certifications, including USPAP Standards Rules 2-3 and 3-3. Advertising, record, and workfile requirements as well as USPAP Competency Rules will also be covered. Another focus of this course is an issue that is of concern to many supervisory appraisers - whether or not to hire trainees. You'll learn the advantages and disadvantages of hiring trainees. You'll also discover the differences between being a supervisor and a mentor. The tuition is $59.

 

2008-2009 7-Hour National USPAP Update Course
Hours: 7

The 7-hour course focuses on the changes to the 2008-2009 edition of the Uniform Standards of Professional Appraisal Practice (USPAP). This course is intended to fulfill the 7-hour requirement as established by the Appraiser Qualifications Board (AQB) of The Appraisal Foundation. The tuition is $89.


Mortgage Broker Courses (Online Courses)

14 Hours Mortgage Broker Continuing Education
Hours: 14

The Mortgage Broker Continuing Education course is a 14-hour course that covers three main topics: Chapter 494 of Title XXXIII, which is part of the 2007 Florida Statutes; Mortgage Fraud; and Foreclosures.

In the first section, students will learn Parts I-V of Chapter 494 Mortgage Brokerage and Mortgage Lending, which is in Title XXXIII Regulation of Trade, Commerce, Investments, and Solicitations. The second section of this course covers Mortgage Fraud. As one of the fastest growing white-collar crimes in the U.S., millions of dollars are lost to mortgage fraud every year. Students will learn who is involved in mortgage fraud, who it affects, and its detrimental consequences. Further, students will learn to recognize and prevent involvement and to protect their customers from becoming victims to it. The third section of this course, Foreclosures, discusses the skyrocketing foreclosure rates that are occurring both nationally and within various states. Students will learn the process of foreclosure and the contributors to this growing trend. Students will also learn what preventative measures that the government, lenders, appraisers, agents, and other real estate professionals are implementing to help consumers avoid the stigma and damaging effects of foreclosure. Finally, the course covers alternatives that consumers can choose when faced with foreclosure. The tuition is $79.

SAFE Mortgage Loan Originator ONLINE Exam Prep.

The course is designed to prepare you with the knowledge you need to pass the exam, which is mandated by the Secure and Fair Enforcement for Mortgage Licensing Act of 2008 (SAFE Act).

The practice tests resemble the content breakdown and types of questions you will see on the licensing test. You can take as many practice tests as you want. Since the questions are randomized from large pool of questions, each test will be unique - you will never see the same exact questions in the same exact order. The tuition is $99.
